Famco Chimney Cap & Crown Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Chimney Cap & Crown in Waterford: What to Know First

We install, replace, and repair Famco chimney caps and crowns in Waterford, and most jobs are done in a single visit. A typical Famco cap replacement runs $280 to $520 installed; a crown repair with proper sealing runs $395 to $850 depending on damage. If it doesn’t need doing, I’ll tell you that too. Call (856) 699-1992 for a straight price before we ever set a ladder against the house.

This page is for Waterford homeowners who own a Famco cap or crown and want to know if it’s still doing its job, whether it can be saved, and what it honestly costs to fix. We’re an independent Famco service provider, not a Famco dealer, so what you get from Wendell Pike and the crew is an unbiased read on your specific cap or crown. No brand loyalty. Just what’s actually up there.

How Famco Products Fail - and How We Fix Them

  • Multi-flue cap mounting brackets loosen on Famco’s universal-fit line. Famco makes a solid multi-flue cap, but the mounting brackets on their universal series rely on pressure screws that back out after a few seasons of South Jersey wind. Waterford gets nor’easters that shake everything loose. We find caps sitting cockeyed on the flue tile, letting rain drive straight down the chase. The fix is remounting with stainless fasteners and, where the flue tile is chipped, a custom bracket plate before the cap goes back on.
  • Crowns crack along the outside corners before the cap shows any wear. This is the one we see most on Waterford colonials built in the 1970s and 80s. The original crown mortar was mixed too wet and poured thin at the edges. Freeze-thaw cycles down near the Atco area do the rest. The cap looks fine, but the crown underneath is spalled and pulling away from the flue. We rebuild the crown with a proper overhang and drip edge, then bed the Famco cap on fresh sealant so both are working together.
  • Single-flue Famco caps corrode at the screen seam on older galvanized models. Famco’s standard galvanized single-flue caps hold up fine on a covered flue, but Waterford homes with exposed chimneys see the screen seam rust through in six to eight years. You’ll notice it as small rust drips staining the crown. The cap still passes a visual check, but the screen has lost its spark-arrest function. We replace it with a Famco stainless model of the same footprint, same flue size, and you get another decade out of it.
  • Custom Famco caps with hinged lids seize at the hinge pin. Famco’s custom caps with a hinged access lid are great for sweeping without pulling the cap, until the hinge pin corrodes solid. Then you’re looking at a cap that won’t open and a sweep that has to unbolt the whole assembly. We’ve learned to replace the stock pin with a stainless pin and a drop of high-temp anti-seize on any Famco hinged cap we touch. It’s a five-dollar fix that saves a couple hundred dollars of labor down the road.
  • Clay flue tiles under old Famco caps develop spalling that nobody notices. Because Famco caps fit snug over the flue tile, they hide what’s happening underneath. By the time a Waterford homeowner notices cracks in the crown or water in the firebox, the top few inches of the flue tile are shedding. We pull the cap, assess the tile, and if it’s spalled past the point of sealing, we trim it square and set a stainless flue extension under the Famco cap so it has a sound surface to grab.

Our Famco Chimney Cap & Crown Process

  1. 1
You call (856) 699-1992. A live person answers. You tell us what you’re seeing: rust streaks, a loose cap, water in the firebox, or you just don’t know. We give you a price range on the phone before anyone comes out.
  2. 2
Wendell or a member of the crew arrives on time, in uniform. We inspect the cap, crown, flue tile, and chase from roof level. We take photos and video of everything we find, including what’s fine.
  3. 3
You see the evidence and get a plain-English verdict. If the Famco cap is salvageable, we tell you. If it’s done, we tell you that too. We match the replacement to your flue size and Waterford exposure, and we talk OEM Famco versus quality aftermarket if it’s a matter of saving money without losing function.
  4. 4
We do the work the same visit in most cases. Repairs are done with stainless fasteners, high-temp sealant, and crown material mixed for freeze-thaw cycles, not a generic bagged patch.
  5. 5
We test with a smoke check and water test where needed. You see the result before we pack up.
  6. 6
You get the 90-Day Done Right Promise in writing. If it’s not right, one call brings us back at no additional cost. That’s stamped on every Famco job we finish.

What Famco Chimney Cap & Crown Costs in Waterford

Here’s what we charge for the Famco jobs we see most in Waterford. These are installed prices, not parts-only.

  • Famco single-flue cap replacement (stainless): $280-$420
  • Famco multi-flue cap replacement (custom width): $450-$720
  • Crown repair with sealing (no full rebuild): $395-$650
  • Full crown rebuild with form and drip edge: $650-$950
  • Hinged-lid repair or hinge pin replacement: $85-$150
  • Flue tile extension under existing Famco cap: $300-$500

What moves the price is the condition of the flue tile under the cap, whether the crown needs a patch or a full rebuild, and chimney height. A two-story colonial on Atco Road costs more to work on than a rancher off the Pike. You’ll hear the exact number before a tool comes off the truck, and that’s the number on the invoice. Call (856) 699-1992 for a free estimate. No trip charge if you’re inside our county.

Why Waterford Homeowners Call Top Hat Chimney for Famco Work

We’ve been working Waterford chimneys since 1999. Wendell Pike still rides out to personally look at the jobs where someone says the last company quoted one price on the phone and another at the door. That does not happen here. You get a published license number, a live person on the phone at any hour, and a face you’ll run into at the Acme on the weekend.

We carry Famco caps and parts on the truck, and because we also work with DuraFlex, HeatShield, and Gelco, we’re not stuck recommending a product just because it’s the only one in the catalog. If a HeatShield coating on the crown will outlast a re-cap for half the money, we’ll tell you that and explain why. Then we’ll stand behind whichever one you choose with the same written promise: 90 days, done right, or we come back.
